What is the difference between a “custom”, “semi-custom”, and “production” home?
- A production home typically uses standard floor plans and finishes with very limited personalization.
- A semi-custom home starts from a base plan with some adjustments allowed (layout tweaks, finish upgrades).
- A fully custom home is built from the ground up to your specifications (floor plan, finishes, lot, etc.). At Burback Builders we specialize in fully custom, with flexibility to tailor your home to your lifestyle.
Can I bring my own house plans or architectural drawings?
Yes — we can evaluate your existing plans and work with them. We’ll review feasibility, zoning, lot conditions, and provide a bid or build-plan. It’s important to discuss how using outside plans fits into our contract and allowance structure.
What will happen if I want to make changes mid-build (change orders)?
Change orders are common. They can impact budget, timeline, and sometimes contract terms. We’ll clearly explain how change orders are handled: process, added costs, impact on schedule, and how we communicate them.
How much of my time will building a custom home demand?
Building a custom home involves more involvement than buying an existing home. You’ll make design and finish selections, attend meetings, approve plans, sign off on milestones, and make decisions in a timely manner. What are “site development” or “lot preparation” costs and who pays them?
